First-Time Home Buyer Tip #4 - Home-Buying Timeline

First-Time Home Buyer Tip #4 - Home-Buying Timeline

Here is your step-by-step guide to buying a home!

STEP 1 – MEET WITH A REAL ESTATE PROFESSIONAL

Discuss the type of home you’re looking for, including style, price, and location. As a home buyer, your agent’s commission is paid by the seller of the home in most cases. As soon as you decide you'd like to buy a home in the near future, go ahead and reach out so that we can come up with a personalized game plan for your home-buying experience!

STEP 2 – GET PRE-APPROVED FOR A LOAN

You will need pay stubs, W2s, and bank statements. Knowing what you can afford is critical to a successful home shopping experience.

STEP 3 – SEARCH FOR HOMES

The fun part! We will set you up to receive automated search notifications through MLS (Multiple Listing Service) that send you tailored results that fit the criteria you are looking for in a home to browse through. Once you find homes you’d like to see, your agent will schedule showings so you can see the homes in person.

STEP 4 – MAKE AN OFFER

Once you find a home you love and want to make an offer on, your agent will prepare the offer based on the price and terms you choose.

STEP 5 – NEGOTIATE THE CONTRACT

It may take a few tries to get it just right, but hang in there. You’re on your way!

STEP 6 – GO UNDER CONTRACT

You and the Seller have agreed to the price and terms. The home is effectively held for you until closing. The contract provides a timeline for finalizing your financing, inspecting the physical condition of the home, and making arrangements for your move. Your real estate agent will keep you informed throughout the process.

STEP 7 – TAKE CARE OF FINAL DETAILS

Perform due diligence, order the appraisal, conduct an inspection, and review terms with the lender. This is the time to be finalizing your loan, reviewing the documents, and planning your move.

STEP 8 – CLOSE THE SALE

This is the transfer of funds and ownership. A title company or an attorney typically acts as an independent third party to facilitate the closing.

Congratulations! You’re a Home Owner!
